Feb 2026 | Building Inventory Update

As we enter the spring selling season, inventory at 10 E. Ontario remains elevated. There are currently nine condominium units listed on the MLS at Ontario Place, with only three under contract. This reflects a modest supply-demand imbalance, as available inventory is presently outpacing buyer activity within the building.

Notably, this trend appears to be specific to Ontario Place. Comparable buildings throughout River North are experiencing steadier demand and comparatively lower inventory levels.

Several factors may be contributing to the current conditions, including the investor group withdrawing from its purchase contract, as well as long-term owners who had postponed selling now choosing to list their units concurrently. In our view, pricing at Ontario Place may not fully reflect the building’s long-term value, potentially creating an opportunity for appreciation once inventory levels normalize and stability returns.

Overall, the River North market continues to perform relatively well, although showing activity and contract volume have moderated compared to 2025.
