February 2025 | Building Inventory Update

As the spring selling season begins, inventory at 345 N LaSalle remains limited. Currently, only four condos are listed on the MLS at The Sterling: two studio condos (both priced above market comparables), one one-bedroom condo, and one two-bedroom condo (our listing, which is under contract). In contrast, nearby buildings with similar features are seeing higher inventory levels. This lower inventory at The Sterling suggests that current owners are satisfied with their homes and not eager to sell.

The River North market is performing relatively well, though showing and contract activity has slowed compared to 2024. As we are still in the early stages of the spring selling season, we will continue to monitor both the building and the broader market over the coming months. Stay tuned for further updates.

The most recent 5 properties to hit the market at 1040 W Adams sold in an average of 7 days at 103% of asking price. Properties in the building for both rent and sale are flying off the market significantly faster than average for the West Loop.  There are currently 2 units under contract that accepted an offer during their first weekend on the market. This tells us demand is high in the building, buyers are motivated and moving quickly, and property value is increasing. It also suggests sellers have more leverage heading into 2024 peak season and can justify higher asking prices with favorable contract terms.
